Quick Pre-Qualification Summary
We highly recommend touring the property in person or scheduling a live virtual tour before submitting an application.
Please confirm that your household meets the following minimum requirements:
• Minimum Credit Score: 600
(Some properties may require a higher score. Please refer to the property listing.)
• Income Requirement: Verifiable leaseholder income of at least 3× the monthly rent
• Rental History: No outstanding balances owed to current or previous landlords
Income, credit score, and rental history requirements apply to leaseholders only.

Application Requirements
• All adults 18 years or older who will reside in the property must complete an application.
• Application Fee: $63 per person (non-refundable), due at the time of submission.
• Background checks are processed immediately through our third-party screening provider via AppFolio.
Once submitted, the screening process begins and the fee cannot be refunded.

Application Process
Submitting an application allows us to begin the screening process but does not secure a rental property.
A rental property is secured only when:
• The lease has been executed, and
• The required security deposit has been received
Once the lease is executed, it becomes a legally binding agreement between the tenant and landlord.

Leaseholder Qualification Requirements
• Credit Check: Minimum credit score 600+ (some properties may require higher)
• Income Requirement: Combined verifiable gross monthly income must be at least 3× the monthly rent
• Rental History: No outstanding balances owed to current or previous landlords
• Residency History: Applicants must provide 3 years of residency history
• Identity Verification: Must be completed and approved

Security Deposit
• A minimum security deposit equal to one month's rent or more may be required depending on the background screening report or landlord requirements.
• The security deposit and a one-time tenant onboarding fee of $175 are due when the lease is executed.
• Accepted payment methods:
Online payment through the tenant portal
Cashier’s check
Money order
(Paper check fees and online payment processing fees may apply.)
• For immediate lease start dates, only cashier’s checks or money orders are accepted for the security deposit and first month’s rent.

Pets
Some properties allow pets while others do not.

Animals
• All animals must be disclosed on the rental application.
• Assistance animals, service animals, and support animals must also complete a PetScreening application.

Lease Start Date on Weekends or Holidays
If a lease start date falls on a weekend or holiday, management may not be available for an in-person meeting.
Tenants may be required to complete a self move-in process according to management instructions.
An in-person meeting may be scheduled at a later time if requested.

Property Management Disclosure
Some properties listed by REfolio Properties Inc. are offered as tenant-placement services only.
In these cases, REfolio assists with:
• Marketing the property
• Processing applications
• Facilitating the lease process on behalf of the property owner
After the lease is executed, the property owner may manage the property directly and may become the primary contact for rent payments, maintenance requests, and other tenancy matters.
